The company wanted fully functional laboratories with an attractive financing model. In other words, to eliminate any balance sheet impact, it wanted to rent, and not own, the facilities.

The requirements in detail: Planning, constructing and running a laboratory and pilot plant building for production-related research and development. This included operating the telephone and data network, and monitoring the building automation systems.

Since drugs would also be manufactured in small lot sizes for testing purposes, we had to meet extremely strict standards. After all, the building had to conform to stringent GMP (Good Manufacturing Practices) requirements - during planning, construction and operation.

Planning, financing and constructing the building as the general contractor

Operating the building in strict compliance with clean-room classes A-D etc.
• Maintaining and operating all the building services according to the functionality agreement and stipulated response times
• Maintaining the clean-room equipment (e.g., sterilizers, freeze-dryers, isolator)
• Guaranteed functionality (e.g., temperature, humidity, particle limit for the various clean-room classes) and system availability (specified response times in the event of breakdowns of the building services and clean-room equipment)
• Connecting approx. 1,000 data points to the Infraserv Höchst Building Control Center to monitor functionality and system availability
• Operating communications infrastructure (VoIP systems, PC)
